Abstract

In the northeastern areas of Bogotá, serious pathologies are frequent in buildings built more than 30 years ago, due to anthropogenic factors and to the mechanical response of the soil to the different alterations they have suffered. An emblematic case is the "Edificio Av. 100” building located in the district of Chapinero: a building with a high deterioration caused by differentiated settlements, which are presumed to be the result of the construction of robust buildings on its boundaries.

In this investigation, a descriptive analysis of the possible causes of the instability of the structure was carried out based on the theoretical approaches of similar cases, as well as on the search for efficient alternatives for the mitigation of differential settlements. Some results were achieved by comparing the behavior of geotechnical structures with differential settlement problems, which were compiled through a historical construction of the foundation structures of the buildings surrounding the buildings with differential settlements, according to the construction methods of that time. A qualitative and informative analysis was made on the efficiency of methods such as Jet grouting, an alternative that could be efficient to reduce the differential settlements of the building under study.
